Homeowner Contest Winners Announced

To celebrate its 50th anniversary and to recognize National Homeownership Month in June, CHFA invited CHFA homeowners to share how owning a home has shaped or influenced their life story along with an accompanying photo. After reviewing more than 145 entries, five winners were selected and announced in August. Their stories and photos are featured on CHFA’s website. The winners will receive a free home mortgage payment or $1,000 applied toward their CHFA mortgage, whichever is greater.

“Homeownership has been a blessing for our family to create stability, opportunity, and joy,” said Luke, a CHFA homeowner and contest winner who lives in Grand Junction. “We could not be more thankful for CHFA helping us to realize our dreams.”

CHFA Loan Supports Overlook at Uplands

CHFA was proud to support the Overlook at Uplands development in Westminster with a construction-to-permanent loan of $67,173,000. The loan was provided through the CHFA Construction and Permanent Affordable Bond Loan (CAPABLE) program, and it represents the largest multifamily loan in CHFA’s history. Developed by St. Charles Town Company, Overlook at Uplands will include 247 units across seven buildings serving families with incomes between 40 percent and 70 percent of Area Median Income (AMI).

In addition to supporting the development through the CAPABLE loan program, CHFA was pleased to provide Overlook at Uplands an award of $3,899,895 in federal 4 percent Housing Tax Credits and $45,770,000 in Private Activity Bonds in 2023.

New Markets Tax Credits Allocated to AllHealth Network 

CHFA recently provided an allocation of $13 million in New Markets Tax Credits (NMTC) to AllHealth Network through the Colorado Growth and Revitalization Fund (CGR Fund). AllHealth Network is a not-for-profit mental health organization that provides counseling, psychiatry, crisis services, and substance use treatment at 12 locations throughout the South Denver metro area. Services are primarily provided to low-income patients, with 60 percent of patients served using Medicaid.

The financing provided through the NMTC allocation will expand AllHealth’s services, increasing access to behavioral health by an estimated 1500 patients to serve a total of 10,600 unique clients annually. Funds will retain 147 full-time equivalent (FTE) jobs and create 40 new FTE jobs. Additionally, it will accelerate the employment services offered by AllHealth, which include job placement and support services to assist clients in successfully entering or re-entering the workforce.

CHFA Golf Tournament Raises $150,000

CHFA’s David W. Herlinger Golf Tournament raised $150,000 for NEWSED Community Development Corporation (NEWSED) on Tuesday, August 13th. The 2024 tournament was held at Arrowhead Golf Club in Littleton, Colorado.

Headquartered in Denver, NEWSED promotes community development to underserved populations in Colorado by providing navigation for housing services, nurturing small businesses, and promoting asset creation. NEWSED successfully creates social and financial stability in the lives of families and individuals with low to moderate incomes. Throughout its more than 50-year history, NEWSED’s programs and initiatives have evolved to meet the ever-changing needs of its community. Today, NEWSED offers a range of programs including homebuyer education, down payment assistance, financial coaching, asset creation, community events, and support for small businesses.

Statewide Outreach Series Concludes

On Monday, August 26th, CHFA concluded its statewide summer outreach series in partnership Housing Colorado, the Colorado Department of Local Affairs – Division of Housing, and the Office of Economic Development and International Trade. The 2024 series included stops in seven cities as well as a virtual event, with more than 1,000 total registrants. Each event included organizational updates and dedicated time for discussion, questions, and feedback.

Leadership Tour Explores Roaring Fork Valley

From August 15-16, CHFA’s Western Slope Community Relationship Manager, Margie Joy, led a group of CHFAians on a regional tour focused on the Roaring Fork Valley. This area includes east Garfield County and Pitkin County. The tour focused on housing and economic development needs in the region as well as CHFA’s investment and impact. Tour stops included visits with nonprofit partners, local businesses, and housing developments as well as conversations with local officials.

CHFA Supports Grand Junction Nursery

In August, CHFA provided $300,000 through its Cash Collateral Support (CCS) program to enable refinancing and more favorable loan terms to Mt. Garfield Greenhouse and Nursery in Grand Junction. The deposit supports Alpine Bank’s $1.2 million loan to the business. The family-owned nursery and garden has served the Grand Valley region for more than three decades, selling plants, trees, and shrubs, and providing events and classes for gardeners of all skill levels.
