chfa supports sage corner

Sage Corner is a new, 43-unit affordable rental housing development in Lakewood. Sage Corner serves individuals and families and is located close to a middle school, recreation center, park with a lake, and walking path. The developer, Metro West Housing Solutions, provides services onsite for residents, including classes and children’s enrichment activities. Sage Corner features a solar photovoltaic system to lower utility costs for residents. The development offers one-, two-, and three-bedroom apartments for residents with annual incomes at 30 to 60 percent of the Area Median Income, which ranges from $25,170 to $50,340 for a two-person household in Jefferson County.

CHFA was proud to support Sage Corner by providing $3 million in permanent financing from its SIMPLE Loan program. The development was also awarded federal 9 percent Housing Tax Credits by CHFA in 2018.

new markets tax credits awarded to support new bioscience facility in fort collins

The Colorado Growth and Revitalization Fund (CGR Fund), administered by CHFA, has awarded $5.8 million in New Markets Tax Credits (NMTCs) to support Innosphere, located in Fort Collins. Innosphere is a science and technology incubator, which features both subsidized office space, wet labs, and conference/community space for emerging companies. Innosphere serves more than 40 start-up companies annually, which employ approximately 300 people. Innosphere has been an important part of the Fort Collins community, forging strong relationships with local governments, community organizations, and Colorado’s university system.

While Innosphere continues to see a high demand for laboratory space, there is a shortage of leasable laboratory offices in northern Colorado for bioscience businesses. The NMTCs will support the construction of Innosphere’s new 7,900 square-foot building, with approximately 10 laboratory spaces. The building will be LEED Gold Certified and Innosphere plans to work with the City of Fort Collins’ Utilities Integrated Design Assistance Program (IDAP) to further increase sustainability.

Innosphere estimates the facility will support up to 80 new jobs. This project will give bioscience companies the flexibility and affordability to grow their businesses, create jobs, and make a positive impact in the local economy. Additionally, these companies will have the option to enter the incubation program at Innosphere and receive further assistance with access to the bioscience ecosystem in northern Colorado.

chfa awards $909,650 to 78 nonprofits with 2021 direct effect awards

CHFA completed its Round One 2021 Corporate Giving Direct Effect Awards. CHFA’s Direct Effect Awards recognize Colorado nonprofit organizations whose missions align with CHFA’s work to strengthen Colorado by investing in affordable housing and community development. The Direct Effect Awards are an integral part of this effort and serve as a reminder that immediate funding of community-based needs can make a direct and positive impact.

CHFA is donating a record $909,650 to 78 nonprofits through its Direct Effect program in round one, which received more than 100 applications. The average donation amount is $11,639 and the maximum donation amount is $50,000. Additionally, Second Chance Center was selected as CHFA’s 2021 David W. Herlinger Golf Tournament beneficiary, which has historically raised $75,000 for its annual beneficiary.

chfa travels the state to listen to communities

CHFA staff traveled the state throughout August to listen to partners and community stakeholders. The cornerstone of these visits were the Statewide Outreach and Engagement meetings hosted by Housing Colorado, Colorado Division of Housing, and CHFA. In-person events were held in Grand Junction, Durango, and Pueblo, and the series concluded with a virtual event focusing on Front Range communities. Attendees included housing authorities, nonprofits, government entities, economic development organizations, and many more community stakeholders.

Needs discussed included, infrastructure, “main street” revitalization, food access, broadband, and many affordable housing matters such as homelessness, inventory shortages, hotel/motel conversions, short-term rentals, home renovation, and technical assistance for development.

In August, celebrations occurred throughout the state to recognize affordable rental housing developments that, when combined, represent 269 units of new or soon-to-be affordable rental housing. Events included:
